Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take notice, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Closing Costs that Sellers Should Expect:

  • Deed Preparation fees and document preparation fees for lein releases
  • City and County Taxes prorated through the day of closing
  • A Termite treatment should the buyers' inspector find evidence of termite or other wood destroying inect activity
  • Many buyer's will negotiate for "seller paid closing costs" - 
    • This realy means that the buyer's want to finance the closing costs into their loan and is more common for FHA, VA, and USDA loans but is often seen with conventional loans as well
    • Often used as a buyer's negotiating tool on price of the home
    • These can include, but are not limited to, Title Insurance, Title Abstract, Transfer Taxes, Deed of Trust, Loan Origination and Processing fees, loan closing fees, loan underwriting fees, FHA, VA, or USDA funding fees, escrow deposits, appraisal fees, homeowners insurance, inspection fees, survey costs, etc.
    • Seller needs to consider the bottom line of any offer - it's the buyers' concern if they want to finance all these costs into their loan
  • Miscellaneous Buyer Requests - Some buyer's will ask for seller paid this or that specific beyond the common grouping of "seller paid closing costs".  This is an area where caution is always urged as a buyer default can leave the seller on the hook for costs such as surveys, inspections, modifications and the like that the seller may not otherwise have wanted
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Cost of Repairs resulting from inspections
  • Cost of additional discovery resulting from inspections - for example, a home inspector might discover s defect for which the home inspection recommends / requires thast an expert in the particular field (structural engineering as an example) further evaluate.  It is often but not always in the best interest of the seller to pay for this so as to not scare away a skittish buyer. 
  • Miscellaneous fees - there are seemingly as many ways and attempts to obtain money from others as there are homes on the market   As your Agent, I will make sure any and all fees are justified, legitimate and correct with you and question any that may not be.
